How to prepare a second home before the owner arrives

Preparing for an owner’s arrival is about making the home feel ready while recording anything that needs a decision. It should follow the owner’s priorities and the property’s agreed checklist.

Start with the owner’s arrival plan

Confirm the date, number of occupants, rooms to open, linen, consumables, ventilation preferences, access method and communication channel. Keep personal belongings and private documents untouched unless instructions say otherwise.

  1. Air and clean the agreed rooms, bathrooms, kitchen, terraces and entrance.
  2. Prepare beds, towels and owner-provided supplies according to the checklist.
  3. Look for visible dust, odours, water marks or access problems without dismantling anything.
  4. Send agreed completion notes and separate observations needing owner approval.

Make the first hours comfortable

A tidy arrival path, usable bathrooms, clean kitchen surfaces and clear instructions often matter more than adding unagreed extras. Confirm any shopping, laundry or welcome arrangement before including it.
