An empty home still changes with weather, humidity, dust, and occasional faults. A written routine helps an owner decide what to monitor and what to escalate.

Agree what a visit should cover

Define the rooms, access points, visible water and humidity signs, ventilation, alarms, shutters, appliances, garden or pool observations, and communication method. Only include tasks that the owner and provider can clearly carry out.

Keep owner instructions current, especially for keys, alarm access, shut-off points, contractors, pets, and any areas that must not be entered.

1. Schedule checks around the way the home is occupied and the owner’s priorities.
2. Record the date, visible observations, meter or control readings only when specifically agreed, and photographs where included.
3. Separate normal upkeep from a new observation requiring an owner decision or professional visit.

Reduce avoidable deterioration

Cleaning, airing, agreed humidity measures, and prompt reporting of visible leaks can support a closed property. They do not replace proper ventilation design, waterproofing, pest control, or building maintenance.

Before a long absence, document how the property was left and who can approve a change. This creates a useful baseline without claiming that every issue can be prevented.

Create one local point of coordination

Property management, key holding, cleaning, and villa maintenance can be discussed as separate services. The final plan should state the scope, access, communication, and owner approvals rather than assuming unlimited intervention.
