How to organise a holiday-rental changeover

A reliable changeover follows the guest journey and the property’s agreed standards. It combines repeatable cleaning with clear reporting when something is missing or damaged.

Professional Safety Note

Do not make technical repairs, alter locks, reset unsafe equipment or handle hazardous waste during a changeover. Record and escalate issues to the host or qualified professional.

This guide provides general advice. For structural or electrical issues, always contact a certified professional and follow the property’s agreed access and communication plan.

Build one repeatable turnover list

Agree checkout and arrival information, rooms, beds, linen, towels, consumables, kitchen, bathrooms, outdoor areas, bins and access. Keep host-owned items and guest belongings separate.

  1. Remove used linen and waste according to the agreed arrangement.
  2. Clean and reset rooms, bathrooms, kitchen, entry and guest-use outdoor areas.
  3. Check visible damage, missing items, stains, odours or access issues and record them.
  4. Leave the property in the agreed presentation standard without adding unapproved purchases.

Separate presentation from maintenance

A cleaner can report a loose fitting, leak sign, appliance fault or safety concern, but should not diagnose or repair it. The host needs a clear note so the next decision can be made before guests arrive.

Match the service to the calendar

Blue Cleaning Services can discuss holiday-rental cleaning, arrival and departure preparation, linen coordination or guest check-in support. Dates, access, scope and communications must be agreed for the property rather than assumed.

How to coordinate keys and guest check-in or check-out

Good key coordination is a clear access process, not simply handing over a key. Owners and hosts should agree who may enter, when, and how exceptions are recorded.
