What to do about a small water leak

A small drip can become a larger property problem. Protect people and belongings, record what you can see, and escalate early when the source is not obvious.

Do not enter standing water near electrical equipment, open ceilings or walls, or attempt a repair you are not qualified to make. If water is spreading, the source is pressurised, or there is a risk to people or electrical systems, contact the appropriate emergency or qualified service immediately.

Make the area safe

Keep people away from slippery floors, damaged ceilings, and water near electrical equipment. If it is safe and you know the correct control, the main water valve can be turned off; do not search for it in a hazardous area.

Move unaffected portable items away from the water and use containers or towels only where this can be done without touching unsafe equipment.

  1. Note when the leak was seen and whether it changes when a fixture is used.
  2. Take clear photos from a safe, dry position.
  3. Contact the owner, building contact, insurer, or qualified plumber according to the agreed property plan.

Do not hide the source

Avoid sealing, taping, drilling, opening panels, or repeatedly operating a fitting to test it. These actions can increase damage and make a professional assessment harder.

Drying and cleaning should follow the cause and material. Hidden moisture, laminate swelling, plaster damage, and mould risk may need specialist assessment.

Coordinate access and records
